Living in North Scottsdale: Your Neighborhood Guide and Fall 2026 Market Update
Mountain views. Desert trails. Golf out your back door.
North Scottsdale is one of the most sought-after places to live in Arizona. And this fall, the market is giving both buyers and sellers something to work with.
Here's what to know about the neighborhoods, the numbers, and how to make your move.
Why North Scottsdale?
It feels like a resort. Every day.
North Scottsdale stretches roughly from the Loop 101 north toward Carefree. The homes sit farther apart. The skies feel bigger. The McDowell Mountains frame almost every view.
You get quiet desert living without giving up the good stuff. Kierland Commons and Scottsdale Quarter are close for shopping and dining. Sky Harbor is an easy drive. And Old Town is there when you want a night out.
New in the neighborhood: Kuza just brought sushi, a raw bar, and open-flame Robata cooking to North Scottsdale. Watch the Kuza reel on Instagram. Craving Italian instead? See inside Costa Bella, the newest Italian spot in North Scottsdale.
This is luxury that still feels approachable. That's the House of AZ sweet spot.
The Neighborhoods to Know
DC Ranch
Master-planned and polished. DC Ranch sits at the base of the McDowell Mountains with miles of private trails, community parks, and a walkable village center at Market Street. You'll find everything from townhomes to custom estates, so there's an entry point for a wide range of buyers.
Silverleaf
The top of the market. Silverleaf is a gated community inside DC Ranch, known for custom estates, a private club, and some of the finest architecture in the Valley. Expect Spanish Colonial, Tuscan, and modern desert design on generous lots.
Grayhawk
A favorite for families and golfers. Grayhawk offers two championship golf courses, parks, and a strong sense of community. Homes range from single-level ranches to larger family homes, and the location near the 101 makes commuting easy.
Troon and Troon North
Boulders. Saguaros. Big views. Troon sits near Pinnacle Peak and Troon Mountain with a rugged, high-desert feel. Many homes are on large lots with custom designs and sweeping city-light views at night.
McDowell Mountain Ranch
Value with a view. Close to the McDowell Sonoran Preserve and the Scottsdale Sports Complex, this area offers more moderate price points with the same access to trails and open space.
Pinnacle Peak
Western roots, modern living. The area around Pinnacle Peak Park blends custom homes, horse properties, and easy hiking with a laid-back vibe that's hard to find closer to town.
The Lifestyle
Outdoor living is the main event.
The McDowell Sonoran Preserve is one of the largest urban preserves in the country, with more than 200 miles of trails for hiking, biking, and horseback riding.
Golf is everywhere. TPC Scottsdale hosts the WM Phoenix Open every February, and you'll find world-class courses at Grayhawk, Troon North, and beyond.
Fall through spring is peak season. Patio dinners. Sunrise hikes. Pool days in February. This is when North Scottsdale really shines.

- Annual median price: $1,235,000, up 5.1% from a year ago
- Active listings: about 1,275, up 21.7% from last month
- Months of supply: 3.9
- Median days on market: 51
- Sale-to-list price: about 96%

What it means: Scottsdale is still a seller-leaning market overall. Prices are holding and rising year over year. But inventory jumped this fall, and homes are selling for about 4% under list price on average. Buyers have more choices and more room to negotiate than they've had in a while.

Luxury is a story of price tiers. Homes in the $2M to $5M range are seeing more inventory and longer market times, which gives buyers leverage. At the very top, $7M and up, supply is tight and the best homes still sell close to asking.
Tips for Buyers
Shop now, not in spring. Fall and early winter bring more listings and less competition before seasonal buyers arrive in force.

Negotiate beyond price. Ask for seller credits toward closing costs or a rate buydown. With rates above 7%, a buydown can lower your monthly payment more than a small price cut.
Get fully pre-approved. In a market with more choices, a strong offer still wins the best homes.
Look at HOA details. Many North Scottsdale communities have HOAs, and some have club memberships. Know the fees and the rules before you fall in love.

Tips for Sellers
Price it right from day one. Buyers are watching closely. Overpriced homes sit, and homes that sit end up selling for less.
Make it show-ready. With more competition on the market, presentation matters. Fresh paint, clean landscaping, and professional photos make a difference.
Lead with lifestyle. Buyers here aren't just buying square footage. They're buying views, trails, golf, and that resort feel. Your listing should sell the life, not just the house.
Time your launch. Listing in the fall or early winter puts your home in front of serious buyers and seasonal visitors before the spring rush.
